Project: Private residential house
Location: Moscow region
Year: 2023
Duration: 2 working day
Technology: DEEP INJECTION & SLAB LIFTING
The house began to “come apart at the seams”: cracks, gaps, and the fear that one day it might be too late
Problem
Damage to load-bearing structures
Solution
Conducting works to strengthen the soil and stabilize the foundation.
Initial situation (client’s problem)
The owner of a private house reported progressive deformations of the building and floors. Over several years, deterioration of the structures was observed against the backdrop of seasonal rises in groundwater levels.

At the time of inspection, the following signs were noted:
  • active cracks inside and outside the building
  • significant widening of cracks along the walls
  • formation of gaps in the floor and localized depressions
  • deviation of walls relative to the foundation
  • signs of foundation settlement in the strip foundation area
The actual condition indicated ongoing deformations and a risk of further deterioration of the building’s operational performance.
Problem
Causes of deformations
The primary reason for the loss of foundation stability was the impact of groundwater: during seasonal rises, the soil near the foundation footing was washed out and over-saturated.
This led to:
  • loosening of the foundation soils
  • reduced bearing capacity
  • development of uneven settlement
Diagnostics and inspection
To confirm the causes of the deformations, the foundation was examined using the dynamic soil probing method.
The inspection results revealed:
  • presence of loosened layers under the foundation footing
  • increased soil moisture
  • insufficient bearing capacity of the foundation soils
The collected data confirmed the need for soil strengthening and foundation stabilization works.
The project in detail
Technical solution
Based on the diagnostic results, it was decided to strengthen the foundation soils using the deep injection method with URETEK Deep Injection technology, applying a specialized polymer material.
Objectives of the work:
  • eliminate soil loosening
  • stabilize the floor slab
  • prevent further settlement of the building
  • restore the bearing capacity of the foundation
Execution of the work
The work was carried out in accordance with the developed foundation strengthening and soil stabilization project.
The technology included:
  • preparation of technological boreholes
  • injection of geopolymer into weakened soil zones
  • distribution of material around injection points for uniform foundation reinforcement
  • stabilization of soil under the floor slab and leveling of structures to the design level
The injection allowed filling voids, compacting loosened layers, and creating additional support under the floor structure.
Solution
Result
As a result of the work, the following outcomes were achieved:
  • the floor slab foundation was stabilized
  • the cause of further foundation settlement was eliminated
  • the bearing capacity of the foundation soils was increased
  • the risk of cracks and structural deformations was reduced
All work was completed within 2 days, without the need to dismantle structures or relocate residents.
Key advantages for the client:
  • completion of work in 2 days
  • no excavation required
  • minimal disruption to home use
  • ability to live in the house during the work
  • foundation strengthened without removing the floor
  • technological solution with a guarantee
