Problem
Today it is a multi‑faceted car park for a modern car dealership, but the building’s structural fabric is tired: the once strong monolithic foundation slab has begun to treacherously settle over years of operation, despite regular surface repairs. Technological view: underground diagnostics
The first step towards a solution was thorough diagnostics. After receiving and studying all technical archives, our engineering team visited the site to conduct a condition audit. But we did not limit ourselves to a visual inspection: knowing how unpredictable Moscow soil can be, we proposed a comprehensive investigation using dynamic probing – a real scan of the underground world beneath the foundation. The research required strategic placement of many probing points, selected according to geotechnical principles – like a chess game with an invisible opponent, where every move is calculated. This approach allowed us not just to collect data, but to literally “see” the entire underground picture: identify areas with reduced bearing capacity, identify potential failure zones and outline the boundaries of problem areas.
The project in detail
Design creativity: engineering solution
Having obtained a detailed map of the soil condition, we moved to the next phase – engineering design. The probing results showed that loosened layers had formed under a significant part of the slab, no longer able to reliably support the weight of the warehouse and car park. This is where engineering creativity is born: we developed a solution in which the key role is played by the technology of deep injection of PRIMERESIN polymer material. The essence of the technology is to “breathe life” into the settled foundation layers – PRIMERESIN penetrates the loose soil, rapidly increases in volume and strengthens its structure, restoring bearing capacity and preventing foundation deformation. Solution
On‑site practice: implementation in two days
After agreeing the project with the customer and taking into account all site features, we proceeded to the most technological part – implementation. The work took only two days – an amazing pace for complex engineering operations. Ground Engineering specialists carried out the entire set of injection works without using heavy equipment. There was no need to stop warehouse operations, evacuate cars or block traffic – PRIMERESIN technology allows intervention to be carried out extremely delicately and quickly, without disrupting the rhythm of the facility. Each stage was confirmed by geodetic measurements and documented for subsequent analysis.

Completing the project, we provided the customer not only with a geodetic report but also with solid guarantees: the fixed spatial position of the structures was confirmed by modern measurement technologies. Moreover, for the owners’ maximum confidence, long‑term geomonitoring with periodic checks has been organised. As a result of the engineering upgrade, the warehouse has again become a full‑fledged, safe and functional infrastructure.
